That is no obstacle to watercolour, sketching, or an art jamming party with acrylics and a plastic tablecloth. It is a real obstacle to solvents, spray, plaster, or a canvas bigger than the table. Match the medium to the room before you book, because the room cannot change and the medium can.

The sink test

One amenity separates the rooms that work from the rooms that don't, and it is the sink. Without one, twelve people with acrylic brushes end up queueing at a washroom basin down the corridor, which is slow and is exactly how a shared corridor acquires paint. Filter for a sink, then look at what surrounds it: bench space to put wet things down, a floor that mops rather than a carpet, and a bin large enough for a session's worth of palettes and paper towel. Bring your own dust sheets regardless. They cost very little and they turn a room that says no mess into a room where mess is contained.

Light, and what the photographs don't tell you

Daylight is the thing artists ask about and the thing listings describe least reliably. A photograph taken at eleven with the blinds up will not tell you the room faces a light well, or that the block opposite puts it in shade after two. Two questions settle it: which way do the windows face, and what is directly outside them. If you are teaching at a fixed time, ask what the room looks like at that hour specifically. If colour accuracy matters, check the artificial lighting as well: a room lit entirely by warm downlights has you mixing towards a colour that shifts the moment the work goes home.

You cannot leave anything behind

Hourly rental means the room resets after you, and wet work is the awkward part. An oil painting is not dry at the end of a three-hour session, and a canvas carried through a lift lobby touches things. Plan around it: work small enough to transport, bring a carrier, favour faster-drying media for classes, and ask the host directly whether anything can be stored between sessions, since a few spaces running regular classes will and most will not. That constraint, more than price, is why an artist with an ongoing practice eventually wants a monthly studio, and why this page suits classes, jams and finite projects best.
