Your space is empty more than it's full
List the hours you don't use. Keep the ones you do. GetSpaces handles discovery, booking and payment. You keep your keys and your calendar.

How it works
- 01
List the space
Photos, size, what it's good for, and your house rules. You're describing a room you already know, so most hosts get through it in one sitting.
- 02
Open only the hours you're not using
Set your operating hours and your rate, by the hour, the day or the month. The hours you keep for yourself never appear to anyone searching.
- 03
Take bookings your way
Approve each request yourself, or switch on instant confirm and let the calendar answer for you. Either way the guest has paid before they arrive.
- 04
Get paid after the booking
We collect payment upfront and release it to you once the booking has run. You never chase a guest for money.
Count the hours you're not using
One week of a small studio's opening hours. The solid blocks are hours when nobody is in the room, already paid for by the rent and earning nothing.
You keep the hatched ones. The rest go on the calendar at a rate you set, and come off it the moment you need them back.
An example week for a studio open 8am to 10pm, seven days. Of 98 hours in that window the owner keeps 20 for their own classes, on weekday evenings and Saturday morning, leaving 78 idle hours they could be renting out.
What we handle, what you control
You are letting a room, not handing one over. Here is exactly where the line sits.
We handle
- Putting your space in front of people already searching for it
- Taking payment upfront, before anyone turns up
- Guest accounts, reviews and the full booking history
- Invoicing and collection, so you never bill a guest yourself
- Support when a booking goes wrong
You control
- Which hours are open, and which stay yours
- Your rate, and when you change it
- Whether a booking needs your approval
- Your house rules and your minimum booking length
- Stopping, by closing your calendar whenever you like

- Fitness Studio

Rooms to work and teach in
A door that closes, a screen with an HDMI cable, and Wi-Fi that holds under a call.
- Meeting Room
- Classroom
- Workspace

Places to make things
Power, lift access and ceiling height, checked before the rate. A sink makes it a workshop.
- Photo/Video Studio
- Music Studio
- Pottery Studio

Places to gather
A capacity you can stand behind, and a clear line on noise, alcohol and outside catering.
- Party Space
- Banquet Hall
- Cafe / Restaurant

What hosts ask
What does it cost to list?
Listing is free. GetSpaces earns a commission on completed bookings, and the rate that applies to your space is shown to you before you publish it.
Do I have to accept every booking?
No. Every request comes to you to approve or decline. If you'd rather not be asked each time, switch on instant confirm and the calendar answers for you. That's a choice, not the default.
Can I still use my own space?
Yes, and most hosts do. You publish only the hours you want to rent; anything you keep never appears in search. Block out more time whenever your own schedule changes.
When do I get paid?
The guest pays when they book, and the money is released to you after the booking has run. You never invoice anyone and you're never out of pocket waiting for a transfer.
What if a guest damages something?
Set your house rules and any deposit on the listing before you publish, because they're what a booking is agreed against. If something goes wrong, report it through the booking and our team works it through with both sides. Every guest books under a real account with a booking history and reviews attached.
Do I need permission from my landlord or a licence?
That one's on you. You're responsible for making sure short-term rental is allowed under your tenancy and permitted under your unit's approved use. It's worth a call before you list, not after.
How much should I charge?
You set your own rate. The fastest way to land on it is to search the site for spaces like yours in your part of the island and see what they publish. Pricing on GetSpaces is open, so you can check your competition before you commit.
What makes a listing actually get booked?
Photographs in daylight, specifications that are true, and a fast reply. Instant confirm helps more than a discount does, because a lot of bookings are made the same day, and the host who answers first gets them.
Can I list more than one room?
Yes. Each room goes up as its own listing with its own hours and rate, which is how the multi-room studios on the platform run.
What if I want to stop?
Close your calendar and you stop taking bookings. There's no lock-in, no notice period and no exclusivity, and you can rent the same space elsewhere at the same time.
